Harmony Homes builds its largest single-story home at Canyon Falls

Harmony Homes has just completed construction on a single-story home with 4,900 square feet of living space at its Canyon Falls neighborhood in southwest Las Vegas, giving potential buyers the chance to walk through its largest single-story home.

Geoff Gorman, vice president of sales for Harmony Homes, said the home will be open by this weekend.

It will not be furnished and decorated like a typical model home.

Instead, he said buyers will be able to tour the unfurnished home and "use their imagination to see how they may want to make all this space their own."

The largest of three floor plans available at the gated neighborhood of 55 homes, Residence 4900 offers executive-style living and an open design. It features 18-foot ceilings, four bedrooms, a home office and 3½ baths.

The home also features a formal dining room and an upscale courtyard entrance.

Design options include a wine room, a second laundry room within the master suite and a three-car garage plus a casita, instead of the standard four-car garage.

Residence 4900 is priced from $509,990.

Gorman called that "a strong value considering that the price of this home likely would have exceeded $1.2 million just five years ago."

Other models offered at Canyon Falls are priced from the low $400,000s.

"These new homes at Canyon Falls offer luxury living at nonluxury prices," he said. "You just don't see new homes like this in our market - especially not at these prices. I think that's why we're selling more of these high-end homes in recent months."

Though Canyon Falls is gated and luxurious, he said, residents pay a homeowner association fee of $60 per month, with none of the special improvement district or limited improvement district fees typically found in upscale communities.

Homes at Canyon Falls are built on oversized lots, with some measuring as much as 20,000 square feet.

Gorman said these nearly half-acre home sites are large enough to accommodate everything from boats and recreational vehicles to swimming pools and sports courts in the backyards.

In addition to the Residence 4900, he said, Harmony Homes recently unveiled another model that is 4,766 square feet.

This two-story home features three bedrooms and a master bedroom retreat, along with a home office and bonus room. It has formal living, family and dining rooms, with 3½ baths and a three-car garage.

It also gives buyers the option of having a fourth or fifth bedroom. Other options include a deck off of the master bedroom, a covered patio and an extended dining nook. This model is priced from $489,990.

Canyon Falls also offers a single-story model measuring 3,876 square feet with four bedrooms, including two master suites, plus a home office.

This model has 3½ baths, along with a great room, dining nook and formal dining room off of the kitchen. It is priced from $429,990.

Gorman described the floor plans and architecture at Canyon Falls as "dynamic, with some unique designs and amenities that are usually only available in custom homes."

Among the popular options are a casita or wine room.

"Another attraction, especially for people who may be frustrated after searching for a suitable resale home in Las Vegas, is that our buyers can move in to their new Harmony home within 90 days," he said.

Canyon Falls is adjacent to the master-planned community of Mountain's Edge, near the intersection of Buffalo Drive and Blue Diamond Road.

To visit, take the southern Las Vegas Beltway to Buffalo Drive and head south to Blue Diamond Road. Or, take Interstate 15 to the Blue Diamond exit and travel west to Canyon Falls.

Harmony Homes has sold more than 1,000 homes since it was formed in Southern Nevada in late 2008.

The homebuilder offers 14 neighborhoods throughout the Las Vegas Valley, with one- and two-story homes priced from the $110,000s and ranging from 1,462 to 4,900 square feet.
