Lyon Estates in northwest valley

Lyon Estates offers semi custom designs to create executive-style and single-story residences in the northwestern valley.
William Lyon Homes’ newest neighborhood provides opportunities for buyers to customize their home from floor to ceiling and space for recreational vehicle parking and outdoor living spaces. Home sites measure a minimum of 18,000 square feet.
“William Lyon Homes has set a very high standard of design at Lyon Estates with its sophisticated features and living space gracefully arranged all on one level. Because of our semicustom approach to this gorgeous neighborhood, buyers have access to many designer features to individualize their home,” sales agent Charlotte Bell said.
The 3,561- to 4,400-square-foot residences have designer options ranging from customized walls accented with brick, rock and tile; decorative flooring, countertops and backsplashes; floor-to-ceiling sliding doors; and ceiling treatments such as beams, wood paneling and coffering.
Located on Grand Teton Drive, just east of Rainbow Boulevard, the neighborhood features four single-story models with four bedrooms, 3½ or 4½ baths, a three-car garage, a courtyard, and per-plan options for a fifth bedroom or four-car garage. Prices start from $470,000.
According to Bell, one of the neighborhood’s most popular options has been a multigenerational suite — a bedroom suite with attached bathroom and a separate living room area that can be outfitted with a sink, refrigerator and/or microwave.
“The multigenerational suite has become very popular because it can be used in so many different ways and meets the needs of today’s families. Having a bedroom suite attached to a small living room and with the option of a separate entrance creates a private living space that is perfect for families who have older relatives living with them or adult children living at home, not to mention visitors,” she said.
Another area of the home that buyers often customize is the kitchen.
“During the construction process, each buyer meets with a kitchen designer to select from many different types of cabinetry, countertops, backsplashes and appliances,” she said. “You can choose to incorporate the ideas featured in our amazing models or bring in your own ideas, and we will help make your vision a reality.”
Other popular options include an optional fourth-car garage, multislider walls of glass to the back covered terrace, and an RV package.
Each residence features a covered terrace; paver-stone driveway and walkway; security alarm system; two-tone paint in a choice of four colors; and 18-inch tile at the entry, kitchen, laundry and baths. Each kitchen includes maple cabinetry, stainless-steel appliances, an island, walk-in pantry, and granite counter tops. Master suites offer coffered ceilings, separate shower and tub, dual sinks with sit-down vanities, and walk-in closets.
Home sites along cul-de-sacs are available. Each site offers side RV parking behind 12-foot wrought-iron gates.

To visit the models, take U.S. Highway 95 to Durango Drive, exit east and curve north on Durango. Turn right on Grand Teton Drive and head east, past Rainbow Boulevard to the neighborhood.
Or, take the 215 Beltway to North Jones Boulevard, head north on Jones to Grand Teton, and turn left.
Models are open from 10 a.m. to 5 p.m. daily except Monday, when they open at 1 p.m.
